Controlled Airflow to Reduce Condensation

The Flat Roof Breather Vent helps maintain airflow within insulated cold deck flat roofs, reducing the risk of condensation and trapped moisture that can damage insulation, decking, and roof structures over time. Once installed, it allows moisture vapour to escape safely, helping protect the roof build-up from rot and long-term deterioration.

Suitable for use with most single-ply and multi-layer flat roofing systems, including EPDM, the vent sits flush with the surrounding surface for a clean, unobtrusive finish.

Proven Waterproofing Detail for EPDM Roofs

The vent is mechanically fixed through the flange directly into the roof decking. The EPDM membrane is laid over the vent and cut centrally, then sealed using EPDM primer and uncured Elastoform tape around the vent pipe. Firm pressure with a silicone seam roller ensures a durable, watertight seal at the penetration point.

For correct installation, 9-inch uncured Elastoform tape and EPDM primer are required but not included. Sealing the base after fixing is essential to protect the membrane and achieve a secure, flush finish.

Installation Summary

  1. Fix vent through the flange into the decking

  2. Lay EPDM membrane over the vent and cut centrally

  3. Prime surrounding membrane and allow to flash off

  4. Apply uncured tape around the vent pipe base

  5. Roll firmly to complete a watertight seal

Our Flat Roof Breather Vents are specifically designed as a means of ventilating insulated cold deck roof designs. They are suitable for use with almost all single ply and multi layer flat roof systems and provide essential airflow between the flat roof structure to reduce the build up of condensation and other forms of moisture which can occur in unventilated flat roofs.

You will also need 9 inch uncured elastoform tape with EPDM primer to form a water tight seal.

What Temperatures Can A Rubber Roof Be Installed In?

We recommend a minimum temperature of 5°C for EPDM installation. This is due to the WBA adhesive being water-based and lower temperatures may cause the adhesive to freeze over and fail.
